My ex-husband was supposed to pay my mortgage in lieu of child support per our divorce agreement. He has stopped making payments and my home will soon be in foreclosure. I am on disability (SSI) and was wondering if there were any programs to protect disabled people from losing their homes to foreclosure. I doubt there is, but I am desperate as my son is also disabled with autism and moving out of the only home he’s ever known will be terribly detrimental to his progress.

My husband left active duty military and went back to the reserves. We took a 3,000 dollar a month paycut and are having trouble making our mortgage payments. We’ve had the house for 2 years and it’s a VA loan. Are there any mortgage payment assistant programs to people like us here in Colorado? We are trying to avoid foreclosure at all costs. If we could get help with the payments until it sells (houses aren’t selling in our neighborhood right now) we could avoid a big headache for us in the future. Anywhere we can turn to?

I have read everything about avoiding foreclosure, but would like to hear from someone who has recently gone through it. There are so many homes in foreclosure that I feel like just letting mine go back, everyone else is. If my credit is ruined, then so is everyone else’s. Would the bank put leans on my other property and/or garnish wages? The stress and my health is not worth it. Thoughts?

As far a I know, there are no agencies that will negotiate for your or help out on payments. If you’re still in your hardship and can’t make the payments, there are options.
Depending on the hardship – decrease in pay, medical hardship, etc, then the bank has options like a loan modification, partial claim, or other programs that can help you get back on track. If you call the lender, you’ll need to be persistent with the loss mitigator because the lenders are trying to get the most money as fast as possible, and these programs limit what they can get and how fast – obviously they won’t be just giving up the info.
If you can’t afford the house, then you may want to contact any one fo the “we buy houses” companies that are no doubt in your area. When you talk to them, you’ll need to ask them what their experience is with short sales – the process of negotiating a lower selling price with a lender on a house in foreclosure.
